Work to increase our visibility on the internet, and we can rent and receive payments at a higher rate than we are now. Probably use more face book coverage.

Increase all existing tenants to market rates
Install metal security fencing over 150' of exposed chain link
Repair and repaint 3 large buildings
      Resurface interior hallway floors
Complete installation of 4 additional security cameras
Repaint interiors of vacated units as they open
Lien letters go out on anybody over 30 days late, without exception
Continue occupancy of over 96% (no more than 15 units open at any time)
Eliminate company unit, put back into inventory
Complete upgrade to all LED lighting with 2 more wall pack installations
Replace sliding chain link gate with decorative wrought iron to match others, paint
Shop business insurance carriers, look for better rate/coverage
Shop credit card processors, look for cheaper fees but with reliable software integration

And all this is paid for by getting #1 done ASAP.

We are really going to work on marketing to our immediate area. Some little up keep issues to take care of but not much. I want this place at 90 - 95% occupancy.

Finish and release the drone photography to our website. Learn to live with vacancy rates being up because of the way better economy. Shoot for year #7, in a row, increase of total sales.

              1. Replace existing gate and add additional fencing to frontage
              2. Sealcoat all asphalt and repaint fire lines
              3. Get all roofs repaired so I can rent units, same for door springs...just attend to all damaged units in general
              4. Refinish office flooring and get my office looking as pretty as I want it
              5. Paint roll up doors
              6. Build more 5x5 units
              7. Add online rentals
              8. Put in a garden area up front for better curb appeal
              9.Get my forklift cert
              10. Get the mobile office units and pods refurbished for lease-up
              11. Increase occupancy and street rates, which is what all of the above is for. I would love to hit 75% by end of 2020
              12. Take a vacation???? I'm going to be so sore and tired from all that lol

That's a great list! It's good to be busy, and even more fun to see the fruits of your labors increase rentals and reviews.

Or you could electrify your current fence with a box/wire used for horses/cattle. IT won't ~kill~ them, but it packs a punch. I'd know, I've bumped into a few. ...

Same here, our unit occupancy has been a bit low, company average across our sites 86% (we've also added new units at a few sites), but our economic occupancy is at an all time high (percentage and dollar totals) due to consistent rate increases on all customers. We use storEDGE and push our discounts...

This expanded metal comes in many thicknesses and sizes. The 3/4" and 9 gauge is likely much heavier than what you used for your trailer ramp. The 4x8 sheets that I'm looking at cost about $60 each, but the added cost of galvanizing and delivering them to my facility is what bumps them to ~$100...
