  • Ah yes, the first rain of the year, when the phone starts to ring!

I guess all that stuff on the patio won't be OK right there, huh?

Happy to have completed the repainting project on 50% of my facility along with new seamless gutters and downspouts just last Friday.
In no way affiliated with Storman software.

Perfect timing for the gutters and downspouts!
Even duct-tape can't fix stupid. But it can muffle the noises.

Storman good timing on getting those tasks completed.

Has anyone else taken steps to prep the facility for winter weather?

Yep, already set up the schedule for the gutter cleaning crew to come in when all the leaves around here finally get out of the trees. Plus, I bought more gas for the maintenance man's leaf blower. It rarely snows here, mostly rain but we got gobs of trees and billions of leaves.

Oh, we do too. 10-12 maple tree-which are gorgeous but they're dumping all of their leaves this week. The town requires the sidewalks to be cleared-which is a struggle some days.

Thankfully mine is all on the facility and the maint man blows them across the back fence. The sidewalk out front is cleared by the neighborhood that hires the same company every year.

I just changed the oil in my snowblower on Sunday. Which I really should have done last spring when last winter was done. I really need to get myself a small tractor with a heated cab and snowblower attachment. I have a plow service that does the big stuff but I go through and neaten it up after they are done since they don't get right up to the buildings.

Gutters were cleaned last week - just before the tropical storm hit. Getting the massive wasps nests removed next week - they are on the top of the second story and none of the sprays will go that high....

Put up snowflakes on the windows so we see snow this year. (I'm in Central Florida).

Someone from Janus Noke was supposed to call me a few months ago. I was interested in the electronic locks with OL feature.
                    Never heard from them.
I wanted to know if it some how linked with software or had to OL manually?

If I was nearly full, i would be less interested in that business, but if I'm in rent up phase I'd rather have a slow payer than no rent from an empty unit.

You might also require her to put a real credit card (not a debit card) on file for automatic payment so that you get paid on time...

I have a tenant that is currently in my smallest unit (5x5), and pays $35/month. She has been here since September 2019. Since January 2020, she has been 2 or more weeks late with payment 7 times, including November, which is now 24 days late. She has mentioned the last couple of times she paid that...
