    We charge a $24 admin fee across the board for every new rental. If it's a transfer it's $10.
    Tenant comes knocking AT MY DOOR (I'd been sick for 3 days, I was NOT happy) at about 7 pm to say, "I have cockroaches in my unit." he proceeded to complain, rightly. (we are in a very rural area-we try to mitigate wildlife) I asked if he wanted me to spray his unit but he curtly responded that he'd already done that. THEN, his real gripe, was that my manager had *gasp* charged him the $24 admin fee AGAIN for his new unit. I flatly told him we charge everyone.
    So he proceeds to go to social media and puts three bad reviews (different emails, same wording) stating we have rodents, cockroaches etc in our unit and that WE DON'T CARE.
    Okay, we open up all of the empty units and spray the living daylights out of everything, no roaches to be found. Yes, occasional spider/lizard. Orkin stops by to check bait boxes and he inspects the facility as a courtesy, NO cockroaches found. Some crickets because for some reason they like the bait boxes.
    I can only surmise that we didn't give him the $24 dollars for the new unit and he lost his mind. We checked his moved out unit, no roaches-though we spray again, just in case.

    I guess he could have brought them in himself in a cardboard box, since roaches love boxes. But he took them out as well. *sigh*

    Be sure to reply to the reviews stating how much you apologize for any pests he may have been bothered by but mention you AND pest control inspected the property as a whole and then individual sections and found no evidence of such. Thank him for bring it to your attention, too.

        Apparently my manager checked out his other reviews and the lion's share were all one star reviews, even Home Depot got a one star.

          I would hang a laminated sign to my apartment door

              Years ago I worked/lived at a property in Baltimore.
              I hadn't lived there for 1 entire month when at about 9 PM I hear something on the bedroom window.
              I slowly go to the bedroom ( I lived alone) and discovered a young lady (newer tenant) who was throwing rocks at my window to get my attention!
              I threw open the window and asked her what did she think that she was doing, throwing rocks/pebbles at my window?
              She was startled that I spoke to her that way, I think!
              She said that she couldn't remember her gate code!
              I then asked her how did she get ON the property?
              She then admitted that she had piggy backed in!
              I told her good luck and to figure it out!
              I also added that if she ever did anything like this again...she would then be forced to find another storage location!

              I then shouted her something to jar her memory as to what her code was!

              The next day, here she comes with coffee and donuts!
              I told her that I would accept the apology AND the coffee but that if she EVER did that again........................

                lady5563, you're too kind. I'm more than done with that type of behavior. My sign would read $500 or more.

                    Most here deal with far more units that we do, however we have had ours for 15 years so the experience has come slowly.

                    People like that are typically trouble from the getgo, anymore if someone is somewhat demanding before renting or other issues we typically don't rent to them. I have politely suggested other competing businesses. "XYZ will (fill in the blank here)". I have made statements like that is a pretty good deal, you should go there.

                      Well now hold on......if this fee in question went straight to MY checking account, then yes, it will then be a $500 annoyance fee but since the Home Office (owner) set the rules and the fee what am I to do but enforce his rules!
