  • Facility Rules

    Hi all! We are updating our facility rules signage (again!) and wanted to ask what you think about the wording: "Children and pets must be supervised at all times" versus "Children and pets must be kept in your vehicle". Should we say something like: "Children and pets must be supervised at all times and dogs kept on a leash"? We have had customers let their kids ride bikes up and down the rows and it is a safety concern.

    What are your facility rules? Here is our list. Have we left anything out?
    • Speed limit 5 MPH.
    • Children & pets must be supervised at all times.
    • No loitering or camping.
    • No littering or smoking.
    • No raised voices or loud music.
    • No repair work inside or outside unit.
    • Please notify management when bringing in another vehicle with you.
    • Use your own code to enter & exit the gate. DO NOT FOLLOW OTHERS.
    • For the safety & comfort of all, management will enforce the rules as needed.​

    I don't currently have anything in my agreement regarding children; but I think I probably should add something. As for pets, mine says this: 'pets are strongly discouraged. If you must bring it with you, it must remain in your vehicle at all times.' The statement used to say that if your pet was outside of the vehicle, it had to be leashed. I removed that part after a tenant was bitten by another tenant's dog, that was leashed, inside of the building where their units were both located.
    Too many freaks, not enough circuses.

      I had a leashed "service" dog leave multiple piles in the building. The owner did nothing. Dogs must now remain in the vehicle. Period.

        Yikes! Thanks for sharing. I think I will reinstate the "Pets must be kept in vehicles". Still pondering the children...

            Office hours The office is closed for lunch and all major holidays.
            (3) Gate access hours
            (4) If you are on the property after 7:59 p.m. you will be charged a $50 late exit fee.
            (5) Only one vehicle may enter the gate at a time. Tailgating another vehicle may result in damage to your vehicle or injury to yourself, as well as to the gate and the gate system, and is strictly prohibited. (
            6) If you end up stuck at the Facility after gate hours..., .
            (7) 5 m.p.h. speed limit at the Facility.
            (8) No storage of food at the Facility.
            (9) Do not connect refrigerators, freezers, or any items, other than lights to electric outlets.
            (10) The electricity could be turned off at any time and you must have written permission to use Owner's electricity.
            (11) No open flame of any type, such as; camping equipment, cutting torches, kerosene lamps, candles, etc. are allowed in the Space.
            (12) No use of Owner's dumpster without written permission.
            (13) Remove all trash and unwanted items in your Space. Do not put any unwanted items in unrented Space(s). Occupant is responsible for the disposal of all items.
            (14) No work may be performed on any motor vehicle on Owner's property including no changing of oil, antifreeze, or other fluids of such vehicles.
            (15) Upon vacating the Space, Occupant will remove his/her lock and notify the management office.
            (16) When loading or unloading Occupant's Personal Property, Occupant shall park parallel to the building to allow traffic to flow through the aisle way. There is no backing the vehicle straight or on an angle toward the door of the Space.
            (17) Do not prop open the building doors.
            (18) Owner must perform all lock cuts. No lock cutting devices allowed on the Facility.
            (19) No smoking at any time in the Space or at the Facility.
            (20) No semi-trucks on the Facility without the written permission of Owner in the form of a Semi-Truck Addendum.
            (21) No loitering at the Facility!!!!.
            (22) For the safety of all, no play or horseplay is permitted at the Facility.
            (23) No animals, except for service and companion animals, are permitted on the Facility.
            (24) No consumption of alcohol at the Facility or in the Space.
            (25) No illegal drugs or other contraband may be used or stored in the Space or on the Facility.
            (26) No children running or playing on the Facility grounds.
            (27) Storage door must remain open all the way, at all times while in the Space.
            (28) If you are caught tampering with the gate a $500 fee will be added to your account.

              Great list! Thank you! I didn't think to add a gate tampering fee. That's a good one! Do you also have a set of rules posted on the buildings or just in the rental agreement?

                Just in their rental agreement, and I always hit the highlights at move in.

                      Honestly, the dogs can stay in the car. I had a tenant who had their dog on a leash eat the rodenticide in their unit. Luckily the dog is okay but I don't understand how you can not pay that much attention. I now have a sign at my facility that says, "rodenticides, herbicides and insecticides are used at this facility".

                        A speech I gave to my customers. No storing of any x's. No children. No puppy dogs. No living in the unit. No living outside in the hallways. No wet or moist products of any kind. No food, no food, no food, no food, no mothballs, no hazardous materials-No bombing materials-No explosive materials-no more than four tires other than what are on the vehicle that you're storing. No potted plants even if the plant is dead. No rendezvous. No use of electricity or the water hoses. No repairing of any vehicles or any other items of any type in any of the units. No attaching anything to the walls or ceiling or water sprinklers.
