Terminated tenant had to be out by 3 today and isn't, although he was in earlier to grab a couple of backpacks of stuff. Gate code's disabled and unit is overlocked. Do a move-out? I don't want it racking up rent and fees. I have no plans to immediately deal with what's left in the unit.

The termination letter that was given to the tenant.....does it specifically state that if tenant fails to empty the unit in it's entirety the remaining items will then be considered abandoned and tossed?

I would recommend moving them out so they do not accumulate late fees. When you move them out, make the unit unavailable until you get the chance to clean it out. Also if your eviction notice gave them the date and time consider charging them a clean up fee to help pay for your time or your employee's time to clean the unit out (if a clean up fee is in your contract).👍 3Comment

I need to utilize my county clerk of court website more often. I had a feeling that this tenant had been evicted from his home as there was a large pile of furniture and other stuff by the street in front of the duplex he lived in. He was served with an eviction notice on May 1 and rented his unit here on May 8. When he rented the unit, he told me his son was moving here from out of state and he needed to clear some things out to make room. That now appears to have been a lie. I'm sure he knew that if he told me he was being evicted, I would have hesitated to rent to him.Too many freaks, not enough circuses.👍 3Comment

Ugh, we have a former business tenant in one of our suites that 'supposed' to be out by the 15th or we're taking him to court for eviction and he'll have to pay all of the rent, late fees AND court costs. There hasn't been any movement and I just KNOW we're going to pay for a junk hauler to come in and shovel it out.
There's also an old range rover back there alongside of assorted junk. I can hardly wait. Maybe he'll pick it up this weekend? (crossing fingers hopefully)"The comeback is always stronger than the setback."
