  • Just Curious......Vendors working out of units

    Hello SST.....Just curious if anyone allows vendors or tenants to actually work out of their units? Over the last week and half, I've gotten 3 calls regarding renting units for shipments that would be coming from overseas but they would need to work out of their units. I have never allowed it at any facility where I was the manager as I feel its too big of a liability, but am wondering if other storage facilities do allow it.

    We do not. We don't want the liability nor the traffic that comes along with it.

      Thank you AngelaESSTX, I feel the same way. I was also a little concerned what was being shipped from overseas.. One caller actually told me baby clothes and coffee mugs....what???? Seemed pretty odd to me sooo that was a quick NO.... But we also have a few vendors that have been doing construction for yrs and yrs (consider themselves experts) that didn't understand why we can't let them cut wood or trim for their next job etc. had to explain several times, like if you cut your finger off on the property (accidents happen), the owners could be held legally responsible. Of course they all claim they would not sue anyone.....yeah right.... until your missing four fingers and can no longer work, now you need that big pay out....

        No. It says "Storage" right on the sign out front...but we all know about people not reading signs!

          You have a business license for a self storage facility, if you start allowing people to use the units as workshops/businesses you are entering a whole new business and would need licenses/insurances for it i'm pretty sure as it could cause some serious issues if something bad did happen while they were working in the unit.

              Next time someone calls asking about stuff coming from overseas and needing to work in the unit, ask them if it's from the prince of Africa and if he's cutting them in on his riches for helping him lol...

                I did once at one property. But we jumped through hoops with the city to make it all legal! We had special permitting to allow a single building to be used for customers to run businesses out of. We ran electrical, added A/C and WiFi. It was a nightmare, and it was sparsely rented!

                  nope. I don't even allow regular businesses to operate FROM a storage unit. Meaning I don't rent to contractors, landscapers, janitorial or any other business that would be using the facility on a daily basis. I rent to people that store stuff, I don't want anybody here if I can help it.

                    We have a few contractors that rent with us. The store their supplies here and are in and out all day long to pick up or drop off inventory, tools or whatever.

                      That's what I don't want. The constant cycles on the gates and doors, the "contractor style" use of the restroom, the parking of employees all day that carpool to the job site, the beer drinking around the truck bed at quitting time, the new employee that doesn't know the site rules, the fired employee that's pissed off and still knows the code to get in, the large trucks and trailers navigating my traffic pattern and hitting my building, the clearly prohibited flammable items that just happen to make their way into the unit, the many screws and nails left on the driveways, the temptation to leave a bunch of unwanted construction supplies and stop paying their rent, etc.

                      Just not worth it.

                      (I've dealt with every one of those issues over the years)

                        We haven't had anything like that here.

                        In our cases its storage for their inventory, tools and whatever. One is a nationally know company, the others are local small businesses and they know if anything goes sideways they will be out with no refunds. The most people I've seen at any unit are two and always the owner is with them

                            We do not allow that here either. We did have a tenant a couple years ago that kept using our address then having packages and mail sent here. After 2 times telling them to stop and us refusing every single piece of mail/delivery, they got the hint and left.

                              We have someone here who works out of several units (grandfathered in prior to me). They're a great tenant-quiet, clean, never see them except when they come in and leave. We don't even deal with any of their deliveries or mailings. But I've said no to anyone else that's asking.
                              Even duct-tape can't fix stupid. But it can muffle the noises.
