    What does the self storage lien laws say? In some states you must hold the items for a certain amount of months before you dispose of them. The check, just follow lien laws. If she doesn't want her money or her stuff, and you made every effort to contact her, then it's not your problem.

    If it goes uncollected after 12 months, it goes to the state of NJ."

    If it goes uncollected after 12 months, it goes to the state of NJ.

    I imagine maybe there were some stolen items in there and if this tenant were to claim the items maybe he/she is afraid that they would be arrested for receiving stolen property?

    What are they hiding?

    We had a tenant who didn't pay and went to auction. The liens were returned as non deliverable, emails weren't answered, phone calls not returned. The purchaser of the unit recognized the tenant as the girlfriend of a high ranking gang member. He did say some of the items were being shared with the gang unit (he used to work with the gang unit in town). The unit went for almost $700 more than the tenant owed us and there are 5 medium sized boxes and one rubbermaid tub of personal items in our office. The check we mailed to her was returned. I emailed her and told her about the check and the items and she said she had to talk to her boyfriend. Uh oh. Radio silence. We have now talked to her once, left 2 voicemails, and sent 2 returned, certified mail letters. This stuff, and the check, has been sitting here a month. I am not going to try and contact her any more. She knows what is here. Any guesses as to why they won't pick up their money at least. There are lots of photos, photo albums, receipts, even sports plaques for teams she was on. Stuff I would die if I lost.

    A lot of managers are by themselves, including me-most of the time. I have to do the rounds by myself and I wouldn't even think twice about lifting an unlocked door to check if it's empty or whatever....
