A tenant provided a full street address but did not include their apartment and apartment number. They are in the scheduled auction stage of delinquency The post office said they could not send the certified letter because they do not have the full address. We checked their lease and they did not provide the full address. What can we do in this situation?

I'd try a different post office, or a different employee. I agree with MamaDuke, you comply with the information they provided you. It'll come back and you'll have proof you sent it to the address they gave you. It's on them, not on you to try to figure it out. I keep those, obviously unopened, in the file with the USPS reason affixed to it as to why it was returned and not delivered. In no way affiliated with Storman software.Comment

I asked if they could just send it for proof of mailing, however they were not able to do so. Unfortunately, the lady is in a nursing home so her son is helping her with her finances and he was not aware of the storage unit. He did pay today which is great and since the letter was not able to send, I waived the lien fee and certified letter. Everything happens for a reason I guess.👍 2Comment

I am glad it worked out. I do agree with the others, I have had this happen before where it was incomplete or did not have the apt. I explained that I just needed proof it was sent even if it comes back and they did it for me. Hopefully if it happens again they work with you on it. In Illinois we can also send to an email so luckily I have cut back on mailing quite a bit!👍 1Comment

Brings up a good point. How do you ensure you ALWAYS have a full address for every customer?Amy Campbell

My customers write it out on the NCR paper contract they complete, then I enter it into the computer with them standing there. I read back to them their address and ask if it's missing an apartment or unit number as I input it. I also read outloud their phone number and email as I input it. I tell them it's good to make sure the paper contract is correct in case for some reason I'm unable to access the electronic info.
Over the years we've caught a few misspellings, omissions and incorrect info that way. If they inputted it themselves into an iPad or on a screen, maybe we would not have caught it.In no way affiliated with Storman software.👍 2Comment

When I saw the new move in I thought the name looked odd and then I confirmed it when she finally sent to me her DL.
So when I go to change and correct the spelling.....I am going to have to get her to sign a new LA to reflect the correct spelling!

I always require a legal photo ID from every tenant at the time of signing which I then take a copy of and keep in their file. I verify whether the address on the ID is still correct. If not I have them right down the new address so there can be no mistake on my part. Since we're in a small town I know the people at the USPS and they will always send it through for me even if there is a problem with the address. Like others have said I would try a different post office.Comment
