  • Do You Allow Dogs on Your Property?

    This thread sparked a poll idea. Do you allow dogs on your property? If so, what are your rules? If not, how do you enforce it?

    I tell everyone about keeping the animals in the vehicle but still see them out sometimes on my cameras. I then remind the tenant and let them know to blatantly ignore the policy will result in them having to move out. I love dogs and don't want their paws to get hurt on the grates.

      We don't allow dogs on site for any reason outside of service animals. There is too much liability.

        Every other person in San Diego had a purse dog, therapy dog or pet. We let them on the premises as long as they are in the vehicle or on leashes.

        Except for annoying tenant-"No dogs for you!"
        An apple a day keeps ANYONE away if you throw it hard enough.

          We don't allow dogs on the property, except service animals (and the certificate must be presented at the time of rental).

          There's a story in our area of a facility about 50 miles up the road that had to close due to a dog incident. As the story goes, a customer's large dog (a friendly dog) jumped out of the vehicle and trotted up to another customer, an elderly woman. Although the dog was friendly, it frightened the elderly woman. She tripped and fell to the ground causing some pretty nasty injuries. The reasons surrounding the closing of the facility are foggy, but after a law suit, a bankruptcy was filed and that was that.

          I could never find an actual news story documenting this tale, so I don't know for sure if it actually happened, but it sounds plausible. Plausible enough for us to have enacted our No Dogs Allowed policy.

          I'll give customers one free pass with the warning, "As long as you're not here for long you can finish what you're doing, but the dog can't come on the property again."

          Despite a large sign on the gate stating "No Dogs Allowed", this is one of those rules that some of my customers don't seem to think applies to them.

            At the moment, I really have no idea if I have a dog policy!

            No dogs.

              You cannot insist on the customer providing you proof of being a service animal. From the Government's ADA website: "Although a number of states have programs to certify service animals, you may not insist on proof of state certification before permitting the service animal to accompany the person with a disability."

              Be very careful here. This is a way for what looks like an otherwise healthy person to claim that you discriminated against them because you asked for proof, or didn't allow their "service animal" on your property. The person can claim that they have a disability known as anxiety, and need their little rat terrier to calm their nerves.

              The ONLY questions you can ask is if the dog is a service animal (they'll say yes) and what service does it provide the person (reminds me not to wet my pants). THAT'S ALL YOU CAN ASK and you must believe them. You cannot ask for certification of any kind or any other questions beside those two.

                      Yes allowed here as long as they are secured with a leash and they are cleaned up after with no issues of aggression toward other tenants/management. If stated as a service dog, of course. To my understanding, by law it is to the handler's decision if the service dog will wear a vest or ID so we have to take their word for it.

                        No !
                        my site had rat packs n rat pellets in cups .
                        Just the powder sweeping out units got my dog sick .
                        I had people letting their toddlers running loose and ate a eat pellets !

                          We allow pets here, but they have to be in the vehicle or leashed, per the leash laws. If they make a mess, tenants have to clean it or they get a clean-up fee. I don't question people's pets or what they do with them, as long as they're not mistreating them. Sometimes customers will come in the office with their dogs and I'm ok with that too. I've never had anyone bring an aggressive or ill mannered dog inside..they've all been the goodest of boys/girls.
