We do 10% for military, sr, police, after the first prorated month. Then we have prepay 6, get 7th or prepay 12, get 13th; they have to ask for this tho, I don't just apply it, same with the 10% discounts.

We almost do the 5th option, except we only give half off the 6 month if they pay 6 months up front. Other than that, no specials. Demand is still very high and supply very low, so there's no reason to.

Prepay 6 months= 5% discount. Prepay 12 months = 10% discount, which is a little more than a free month. If they move out before their prepayment is used up, I'll also refund them any leftover money after I've applied the full rental amount to the months they stayed against their credit balance. I explain to them there's really no downside to prepaying, they can't lose. This gets me the money immediately, and people RARELY move out before their prepayment is up because...well....they've prepaid. I'll also freeze any rate increases until their prepayment credit is exhausted. My goal is to get the money out of their pocket and into mine as early as possible.

No other discounts offered. I tell people "every month is a discount month here..."
