  • Hit and run

My husband and I own and run our facility together. We took the kids up one day to get some work done. We needed to sweep some units out, check for rent money, blow leaves...etc. You know how that goes.

We pulled up to find our brand new fence is...damaged. Did someone hit it? We looked at the cameras and sure enough, this guy backed in to the fence, looked around, pulled forward and hit the concrete barrier next to the office. His truck shook. We see which unit is and the driver is actually wearing a t shirt that has the guy's last name on it. Anyway, the tenant tried to say it wasn't them, but quickly changed their story when we said the police are on the way and we're watching it on camera. We got the truck DOT # and the number and the tenant's driver's license number. The police officer's eyes lit up when we showed him the information in the CRM.

The guy calls later and wants to speak to the owner... no it's not me... oh you are an owner. Please don't call the police... I'm military... you won't understand the trouble I'm in if they find out..... The phone got REALLY quiet when I told him I'm a veteran and was fully aware of the repercussions.

The story ends with a repaired fence and no legal trouble. I just can't believe the guy tried to pull the military card.

Was he military or just saying that?

Stolen Valor makes me madder than all get out. I am a vet as well and when someone wants a military discount here I say "no problem and let me see the military I.D. of any sort. If they balk and can't come up with it, I will not even rent the unit to them at two times the rent price. I would be flagged here if I cursed here like I would have wanted to at that person. I just went thru Veteran's Day with my fellow members at the American Legion. Good times.

Plus, aren't security cameras great! Their cost was just offset a little by having that guy pay for the repairs. Wonder if he was tipsy/drunk.

It was like the funny videos you see on social media. Dude just couldn't drive. I'm with you on stolen valor. It turned out to be the tenant's son in law, who I honestly think IS active in some fashion, though I didn't ask for orders. He was more concerned that he couldn't be there for the repairs, which was a non issue.

For our rate increases, we have taken a REIT approach, rates goes up on a schedule, but can easily be adjusted at a site level based on demand, customer issues, occupancies, etc.

Our discounts have been very limited already due to almost all unit groups being over 90%, if a discount is...

Are you sure one size fits all for all the facilities and neighborhoods they are in? We do rate increases as needed and not on a schedule of 9 months. I have had 6 years in a row of increases over the year before and will do it again this year for a total of 7. We stress the security of the facility...

Hello Everyone, I am starting to put together our 2021 Goals and to-do's for our sites to present to the big boss for final approval. What is everyone looking at for 2021...with everything going on with this year, we still want to present a "normal" outlook and not "everything's on fire!"...
