  • Cracking down on tenants after hours

For the past year we've been giving a warning and sending them on their way. Now we're cracking down, ANYONE on premises after 8 pm is getting a $50 charge. So, when I do move ins I ALWAYS mention the hours, because I live on the property. I usually joke, "Listen, NO LATER THAN 8 pm, because if your code doesn't work you'll have to knock on my door and I will be in my pajamas, and seriously I will be unhappy. And we'll charge $50." Usually works like a charm. When I'm at my other facility I ALWAYS mention it and that I have the app and know if someone uses the gate after hours, and we'll charge $50.
Welp, the outraged screaming has begun.
    "I didn't know."
Not possible as I did the move in, and my manager pointed out, "It says on your card that has the code! and in your contract. And on the keypad."
"I'm going to move out if you charge me this fee."
    Lady, seriously.

My quote exactly, but they're leery of a bad review. I TOLD her what the hours were, she said I didn't but it's part and parcel of my spiel because I don't want people to be here after hours. ugh ugh ugh

Had a new guy joke about being stuck after hours and having to sleep here. I told him no, we have a manager on premise so you get a visit with the police and a fine for trespassing. Shut him up real quick.

Why do they think that is so funny?

No idea, but I take comfort in the fact that I cannot fathom how their mind works.

It would be nice to have a credit card terminal on the exit keypad that prompts them to swipe their card to pay the $50 fine to exit after hours with a 60-second countdown until the authorities are notified
