    Yes and addendum would work, but pulling it off and getting all 300+ people to sign it with stricter rules would take forever if not be impossible. We don't really want to lose customers over it.

    Each keypad can be a separate "gate" of setup correctly. You can have entry access 9-5 or whatever, and 24hr exit by using the different code. 1234 would let you in 9-5, 11234 would let you out 24hrs. It's not perfect, but its a workaround...

    Yes we are leaning towards that solution. But everyone that already has a lease wouldn't fall under that rule, thus just the new ones. Then it would be trying to figure out who is who at the 1st of the month and with over 400 units it would be a challenge. So far this is the only solution we have...

    It's really not a hassle. We thought it might be at first, but 400+ units and seems to be working ok. We have a big sign on the back keypad with the instructions how to use it. About 50% of the people read the sign and figure it out, the other 50% try then end up using the front gate and never asking...

    Our facility is 1st of month billing for everyone, 15 day notice required. Late fee/lock/suspended code hits on the 6th after close of business (usually 5pm). Lately we have had a lot more than normal move out between the 1st and 6th, no notice, no wanting to pay or anything. My wife and I run the...

    Not in Falcon 2000. The workaround we found was setting up a different "time zone" and programming in the tenants code as an additional user. The catch is, we had to add a 1 onto each code.

    So our main 24hr gate, tenant enters normal code 1234
    Our back gate is 9-5 exit...

    Yes and yes (most of the time). It's not much work and most tenants are dumb enough to have their work, friends etc online so not hard to catch them. Do we care about the money, not really, it's more about the principal. At least it will be harder for them in the future to get financing for something....

    If your state doesn't require "certified mail" for rent increases, then you don't have to. We put in the lease that rates are month to month and we reserve the right to change the rental amount for any reason at any time. We state that we will mail a rate adjustment letter to the last address...

    Only problems we have had with bid13 is people's friends bidding on their units. We catch them, then it is somewhat of a hassle to get the next person in line to take the unit (buyers remorse?). They should have a better system in place for that.
