Our lien law is very antiquated here in Iowa, it does not dictate how many days past due before the process starts, it does not dictate how many days before we can deny access. But it also requires certified notice for a change of address. So it has it's pluses and minuses.

    I can just...

replied to Tablet Computers at Work
I wanted to use a tablet in my office more with StorEdge, then I got one and started trying to use it. And we ran into complications. I run 3 locations out of my office, and I could use the same tablet for esign for all 3 locations. I would of needed to have 3 tablets on my desk one for each location...

    replied to Wifi Thermostats
The thermostats keep functioning on the scheduled program if there is internet or not.

I use these to strengthen my wifi signal in my temperature controlled building https://www.amazon.com/TP-Link-Wi-Fi.../dp/B00E98O7GC

The thermostats have been a great...

    replied to Sitelink vs Uhaul
I would not really consider web self storage a value savings from Site Link. It may cost less per month to use, but that value will be eaten up through additional reservation charges or headaches from the software.

I agree Site Link is needlessly expensive compared to other industry...

  • Our tenants are moving all the time so frequently the contact information we may have can be incorrect. So it is critical to have secondary contact information on all tenants.

If someone tells me they consider something harassment, which has only happened once in 25 years with almost...

So what do you do if you find a lien on items by the renter?

Do you call the company with the lien and allow them full access to the unit to see if their item is in there? I currently don't touch any items when doing an inventory.

Who takes on liability for damages when...

  • You can only change account information at the request of the account holder. I would tell the person who doesn't want to to be contacted to ask the person who put their name there to remove them. Or tell them to talk to the state legislators who are responsible for the wordage of the law that requires...

wow..... just wow. I can't imagine that DA will hold office much longer, but the demographics of Dallas have been changing considerably. This type of move won't be good for the city though....

replied to When to throw out old paperwork?
You can't look at this in a common sense perspective, yes what you have said makes perfect sense, and in a perfect world it would be fine. But I have had more than one frivolous lawsuit filed against me. People will lie about anything at all, and some obscure old piece of paperwork may be what is...

    replied to Texting Customers
We use text messaging in StorEdge, my tenants love the automated reminders if they forget to pay their rent. I also have enabled people to text me directly though google local, which prospective tenants find very helpful.

I wish there was a way to have that feature on my StorEdge Web...

  • We don't offer rental agreements in other languages. As Pac said if they want to do business here they will bring an interpreter with them. I would never rent a unit to a person who could not understand the agreement.

I do know some spanish, Hebrew, and a little Korean so if we can get...

Preliens are computer generated for us and have no hand written information on them, so we retain them in a digital form and don't keep a paper record. Our lien paperwork is sent via certified mail, and I would never want to throw something like that away....

First are we talking about digital files or actual papers? I don't really plan on purging old client data online at this point.

For old papers I keep it all for the same period of time. Here is my system (which has gone all digital lately but this is how it was before that)
