Customer service for current and potential tenants is my top priority: I personally respond by phone, text or email to every inquiry, missed call or question as quickly as possible.

I think I would donate the unit to Habitat, ask them to advertise my facility in their promotions and add a link to my website. Then let them put their clients in the unit as needed. I do this with several non-profits and it is great marketing, and no work for me.

I handle our Google Business Profile and have a marketing firm monitor everything else. I haven't thought about all the other online listings in a couple of years, so maybe I'll check on this. Thanks!

My understanding in MT is that they would then own their own goods, but would still be responsible for the balance due owed to you. So I would let them empty the unit in the required time frame after the auction, then send them to collections for the remaining balance. You get rid of them quickly and...

I had a guy today who would not rent from us because we don't offer in-person rentals. I was polite, he was a rude jerk. Happy to not be doing business with him. I hope he found a facility that does business the way he wants, meanwhile I am very happy with my model.

Congrats on filling up another building! We had a similar situation with building sizes and ended up putting up a 20x400 and a 30x400 on the property. Like you, I prefer the 30' wide wherever possible. But 10x20 units are by far the most popular size in our area. Could you squeeze two buildings in...

Check your state lien law. Don't accept partial payments. Talk to your attorney. It doesn't matter what's in the unit, get rid of this tenant.

Same story here as most of the above posts. I have held onto photo albums, wedding dresses, and legal documents for people for months and months. Nothing.
On the other hand, last month I was able to get an urn and a military flag with medals back to someone after an auction. So it does happen...

I generally try to 'Make the most of Monday.' Check the facilities for move outs and left over trash, send some notices, raise the rent.Then take Tuesday off.
