Sounds like a scam. You have done what you are supposed to do. Its up to the tenant to file a report. I would suggest making disc locks mandatory to stop locks from being cut....

We have three facilities run remotely in the same town. All named the same with East, West and North to tell them apart. Never have any trouble with tenants who rent online because the website clearly denotes the locations. Only trouble seems to be the occasional moving company coming to the wrong facility...

Sitelink/Storable Access has been working great for us at three facilities since spring of last year. Seamless rentals and gate updates after payments are made.

I asked Storable Payments if their system could discern credit/debit cards from pre-paid cards. Apparently they cannot. Otherwise, I would consider not allowing prepaid cards.

We have 6' chainlink with some nasty barbwire on top. I would do both. The visual of the barbwire is reassuring to customers plus it might force potential thieves to cut their way in creating evidence of the break in.

Interesting. If I had a dozen available units in any size, I would probably lower the rate to try and fill them up. When I get down to three or four available, I might raise rates again. But if that's the only size you have, I could seeing raising....

Excellent work!
Our last break-ins 18 months ago occurred at 530 am. A tenant showed up at 7 am to find his unit broken into, called the cops, and filed a report. At 10 am, the cops had the guy when he went to pawn the stolen goods. Last month I testified in the trial and now I am submitting...

Updating Rental Agreements for existing tenants
Thanks to changes in State Laws, excellent advice from fellow operators on this Forum, and continually updating my business practices, I seem to be updating my Rental Agreement regularly.
So my question concerns existing tenants who have signed outdated Agreements. Are they automatically subject...

Payment due the 1st.
Gate Lock out on the 2nd. (Best decision ever.)
Late Fee on the 11th. Max allowed is $20 or 20% of rent.
Overlock on 30th.
Cut Lock on 45th.
Lien Notice on 45th.
Schedule Auction for 75th.
I might move up the Overlock to the 20th....

I think many agree with you that Late Fees, Cut Lock fees, and auction fees add up to significant revenue every year. We took in over $8000 last year! But if I could have 100% Autopay tenants who were never late, I think I would take that....
