You may want to consider offering 24 hour access but with a FEE!
Our fee is $15 a month for 24 hour access.
Regular access hours are 6a-11p daily...

I too have done that!!
This is what I do now.
When I schedule a new auction date and figure out what 2 days the ad must be published.
I create and have ready my ad for the paper.
I then will set a calendar reminder in my Google email to remind me AND I set a task/reminder...

I forgot the late fee's
at 10 days late
$20. or 18% whichever is greater.
I think the sweet spot for that is anybody's rent that is $101 or more!
Lien fee is $75....

No deposits.

Yes...this is what I am finding out.
I called over at the local county's court house, I had to LVM so am waiting to hear back from someone.
Let me just quickly add....we gave him ONE MORE DAY.....today!
He was here.
He pulled up in someone's Nissan Exterra.

When a tenant does NOT evict.
I am in NJ.
I have a tenant who has been trouble from day 1.
He has been evicted.
He is aware of said eviction.
He was to be out on May 13th.
His new rent was applied on May 14th.
He did not evict as he should have.
My owners have given him "one more chance"...

It is always best to follow the lien laws.
What would an owner/manager do when a tenant would comes to the office and say "the last time that I was here I completely forgot to lock my unit. Do you know where my stuff is?"

I get the normal complaints, but those are from the longest staying tenants!
I remind them that we didn't raise during the height of the pandemic and raises the rates are LIFE.
They just like to hear themselves complain and they know that I do not listen! HA HA HA
...
