I wouldn't give it a thought here. I have customers that buy new things during renovation and keep them here until the project is done. So I'd assume that's what they were doing and then ran out of money (or here -died...I have lots of seniors and they die on me frequently!).

Here is their price list for the update this week. Page 30 at the top left is what you need. I'd just print it and take it to them so they can see that if it's 3 or more pieces on that form, it's discounted.

Individual article (PS Form 3817) $1.85
Firm mailing sheets (PS Form 3665), per piece listed (minimum 3 pieces) $0.54...

I used to manage 2 properties 1/2 mile apart on the same side of the same street with the same names. It was a HUGE issue with people going to the wrong one...even after renting! If you want to keep the same name for the web presence angle, just know it will be an ongoing hassle.

Click on your name at the top right and select "My Profile." Go to the Account tab. Scroll down to "Conversation Detail Options and click on "Edit Post Signature." Whatever you include there will be in the signature of everything you post,

If an alarm goes off here, I go out and make sure it's the customer. What if I assume it was them tailgating, but actually it was someone who broke into the unit? That's what the alarm is for.
When I find the customer, I make a big deal of "Oh, good. It's just you. Your alarm went...

I have moved to one EVER. And when I waive it due to their sob story, I emphasize that it's a 1-time thing and it won't ever happen again. Then I note the front of the tenant account so I don't ever forget. You want to pay late, you also pay the penalty....

Well, that's MY rule! There's no rule as far as CA goes for that part. But I want that unit empty after auction one way or another. Otherwise, you know they're right back in the same place next month....

CA, too. I can have a winning bid online today who is coming in the morning to pick it up. And if the customer comes in before that bidder arrives to pay, they can pay and have their stuff. And I've had it happen. But of course, they also have to move it all out when they pay!...
