  • There are so many variables. Would they prefer "rent" for a designated period of time to use the land? Or do they actually want to have partial ownership of the overall project? The projects I've seen mostly have leased the land for 20-30 years and cut the land owners in for a small percentage...

  • A private outdoor space. Whether it's a patio not visible to the tenants below, or a nice chunk of green space with sunshine near the garage... give them some place to catch a few rays and breath the air without tenants bothering them....

    Be grateful it's "only" the occasional customer, as irritating as they are. Be grateful it's not the owners thinking you're at their beck & call 24/7 banging on your windows or phoning your personal cell phone at all hours. Trust me, that happens to more resident managers than you can...

    Bighank, make sure all your property requests are in writing. Plus, even being the Bighank that you are; I'm happy to hear you're not putting yourself at risk in sketchy areas of the property. Imagine being a single female manager being told to check those sketchy areas. Ugh....

    Why not use the same formula that you use for your managers, if it's working, in an appropriately scaled down model based on hours worked, etc.

    Another idea, ask the managers/assistants what they think would be fair and equitable. All I know is anyone who wants to work a storage counter...
