    If it's a Trust, there's no probate required so it sounds legit.     Along the lines of what lady5563 said; let the tenant know you are required (for re-fi, loan audit, owner wants it, whatever) to repair the unit, it has to be empty and you can't be responsible for his stored items anyway.

    If Dad already expressed his disinterest in the unit contents, follow the lien procedure and sleep well at night. If Dad meant to come pay and check out the unit I'd have other suggestions for you as a human being. But Dad said he'd give it up so do your legal due diligence and move on....
