    Yeah I used blue moon in TX with sitelink system.

    So they have to fill it out in Idaho, does them putting the information on a computer themselves count? I've seen some setups where a customer has a tablet infront of them to put their info in....

    Wow, the only time I've ever used a blank contract is when systems go down and we resort to manual paperwork if needed. Does your system not have the ability to do it for you or does your company just prefer it that way?

    Your software doesn't populate the info on the forms to then print and sign? Every company and state I've been in the customers fill out an info sheet, we type that info in then print out a lease. Go over everything, they sign the proper spots, we sign. Done. No writing of amounts, dates, customer info...

Something I have noticed though is a majority of the sites they do look the same to me.. maybe its just because the prior owners...

    Your software could play a part in it as well. For instance sitelink, a discount can be given to any future charges where as if a charge is already on an account it would need to be credited off. Typically though a discount is used for any promotional matters such as move in specials, customer referrals...

  • People will complain about anything. Just wait till you do changes to a lease/rules, ooph... I've had people get pissed and move out over changes to late fee's which would actually result in them paying LESS every month since they never paid on time....

  • I think the bigger issue that will make it a different factor to most of us is the lock out policy you enforce. The owners here insist we have to overlock the unit the day it becomes due. Those of you that let customers access during their grace periods it wouldn't make as big of a deal to....

  • If a customer requests it, we change it. They pay the prorated to get them to that date and then come due on that date every month going forward. We are anniversary billing though so not that big of an accounting headache to us. Not going to do it every couple of months for the same customer though....
