  • So once the credit was done on the second unit to get it caught up where it needed to be, you rent into the first unit, edit charges, and added a rent charge for 4/1-4/30 for the $185 amount? The only thing I can think of that may be off is if the original incorrect payment paid the unit more than 1...

I swear this post jinxed me today. Low and behold an unit going to auction thanks to some "lovely" customers who left pure trash behind has ended up being a roach issue. My personal belief is I will never enter a unit until it has gone through the auction process and been logged as a no sale...

To me I was shocked by how small it was. But from talking to the CSSA rep it was a"big" turn out compared to the normal. Guess everywhere is different but the last legal seminar I went to in Nashville was a few hundred people versus the i'd guess 30 at most at this one.

    Regardless...

Professional unless you want to keep costs down and don't mind taking some time to spray on your own. You can buy the same exact chemical most exterminators use to spray with on amazon. A $40 bottle of concentrate even with a high mixture ratio can get you monthly spraying for quite awhile covered....

Not saying one way or the other but giving a possible reason as it's happened to me in the past.. The lady in my situation did not want her husband knowing she had a storage unit which is why she did not want anything going to her main address.

  • Credit the second unit, add rent charge back to unit 1 so it will roll the paid thru date back as it will show as paid farther in advance. The quickest way to get it done and over with. Used to oversee 22 sites, can't tell you how many times workers called for this because they forgot to click all ...

Literally just attended the legal seminar for california 2 weeks ago and this was addressed. Let's say you're first of the month billing to make it easy to explain. If the customer is due on the 1st you CAN NOT apply a late fee to the account until the END of the day on the 11th *meaning after your...

We just spent about 5 grand roughly on banners for 4 different sites. Only one has theirs up yet as the others just got ordered. The one that has them up on a good month usually has around 25-30 rentals. So far as of yesterday they have 35 rentals for this month. If you have a location on a busy street...

  • Also think about the fact that children were in the middle of aisles, away from parents doing this. One careless person coming down an aisle and rut roh..... We point out to all our renters any children or pets need to be kept in vehicles or with you at all times for safety.

    Your pictures...

  • Look up robot trailer valet.. it should pop up as a little vehicle on treads like a tank that runs about 5-6 grand.

I used to be at a property in a country area. The facility across the road from us used a tractor to move peoples stuff in and out all the time.

Exactly. That's why I always would "correct" time cards for my staff before submitting them. None of us agreed with the policy so we just "worked" around it. One of the other sites the higher up would not help his staff out so there was one worker I felt bad for. I originally trained...

I worked for a company *one of the bigger ones* who would dock your pay if you did not clock out for lunch within your first 4 hrs and 59mins of working. If you didn't get off the clock for at least 30 mins by that time you had $15 deducted from your paycheck. Even if you had a customer in front of...

  • All but the worst drivers had no problems. That was dealing with boats, 5th wheels, and massive RV's. I had some people who could pop into the spot in no time and others would be out there for 10-20 minutes going back and forth to wiggle in as they weren't comfortable enough in the vehicle to do it...

  • Had an owner who was adamant his new 12x50 and 12x40 enclosed units were going to fill up in no time for boats/RV's in the area. Before construction even started I questioned his design as I felt the aisles would not be enough room for someone to turn trailers and get them into the units. Go figure,...

Dealt with a 5 year rat infestation that was ignored by previous owners at a property in Florida. It took about 6 months to fully get under control with how bad it was. We got a new pest control guy who came to us weekly, used glue traps in all units that tenants would allow us to and had the tenants...

I'll second this. And say do the same for any promotions/job changes while with a company. I was with a company for years I thought I would stay with till I retired. The first chip in the wall that kept me with them was a promotion where I was promised quite a bit and never received any of it, gave...

One of the sites I used to oversee in Orlando did something like this. The facility was full of sorters who sent stuff to Haiti and while the property really couldn't handle it and it was a hassle we finally let them start backing 18 wheelers down the main aisle to load up. They were paying $150 for...

Everyone always laughs and I point out anything I go over is something i've personally had to handle at some point...

I have dealt with Toys for Tots at multiple locations in various states and never have had issues with anyone from them. Always friendly and respectful. Never had any of them ask for crazy discounts, just "some" help on the rates. If possible I am willing to give them breaks when needed....

That's some pretty short notice. Whoever is organizing your portable unit project should of given you as the manager more notice that items would need to be moved. Surely the company didn't decide overnight "hey lets get portable units!" and have them delivered in 3 days. I would think they...
