We send the notice out the date the states dictated time frame has passed- for example, late fees are added on the 6th day late, a letter goes out the same day. We can send the letter out early if we wanted to, but for example,if we send the letter out on the 4th, and then they pay on the 5th, we cant...Last edited by wc1974; Yesterday, 04:01 PM.

But I cant afford the unit now!
I love it when tenants call to complain that their rent increased and we " Didn't give them any notice! Isn't that illegal? I mean, don't you have to give me like 30 days notice or something?....." The apartment complex I used to manage had an arrangement with the local PAWS outreach, they would bring feral cats and let them loose on site and pick them up a week or two later. This is the time of year when we really start to fill up fast! I tell callers to reserve it now, otherwise I cannot guarantee it will be here when you come.We can always transfer a reservation to a different unit if the sizing is off for some reason- but I cant rent a unit I dont have. I ask because a friend of mine built a storage container home and its beautiful but there is a moisture issue that causes mold in her sheet rock. Well, if you had more time-you could offer the option of pay half and vacate immediately. I wouldnt be surprised if her friends showed up. Honestly she has been a good tenant and keeps to herself. Its always the quiet ones! Im surprised the cops havent shown up with a warrant for her unit though. We will see how this develops.

Well that was exciting!
Just got off the phone with the Sherriffs office. Turns out they arrested a female bank robber yesterday. What a coincidence that bank video footage showed her driving off in a white vehicle , wearing a hoodie, beanie and sunglassess. Then is seen our our camera footage arriving the next day driving...
