If he doesn't remove his stuff, it's court. I would NEVER assume it's okay to just clear it out no matter what your notice may state. Too many things that could go south if they decide to sue.

My CC authorization form that must be signed for us to hold a card in the system includes that any charges owed at move out will be charged to the card. So that helps if they would try to dispute it.
Generally, the threat of the charge and that I'll send them to collections if it isn't...

I have mine online, I always have. I use push rate pricing in Sitelink, so it will automatically raise prices as available units are rented based on the criteria I have set up. And it updates the web rates in real time with no extra work from me.

Because if, for example, the roof leaks and you don't fix it right away, then the liability to replace their items is on you, and you don't want to pay out more!
Or anything else that might happen that could be found to be your liability. It's to limit your losses.

Yeah, I wouldn't do that. Also they'd have to report the correct serial number back to you to be sure it's in your system correctly. And I don't think someone moving out would be bothered!

I would think to be legal at all, that form would need to be notarized. I just tell them to be sure someone else has the key and the code and does NOT tell me they passed! Otherwise, the game changes!...

I worked for one for the first 8 years or so in the industry. They were amazing. They merged with a bigger, corporate one. I left in less than a week! The mindset was so different. And once I knew that I knew far more than my new supervisor, and that the CEO knew and didn't care that his supervisor...

This is exactly how we are set up. The night we first installed our current gate system, the setup wasn't done and this was missed, and we had someone locked in overnight. He never called anyone for help because he was homeless anyway and didn't care. He slept in the bushes.

I have 1 long-term customer that has complained for 2 months. He's still $10 under the street rate. And I'd love to have him leave because I could easily bump it to $30 over street rate and rent it the same day!
Otherwise, no complaints. No move outs....

If no backup bidders are interested (or if there was only 1 bid)...once it goes through the auction process, whether they clean it out or not, your legal obligation is done.
