We've had a few problems with tenants doing things incorrectly that I explain in detail how to do when they rent a unit. Then I read a section of a document they sign, but I also have them initial that one section of the document I read to them explaining everything. Then I give them a copy of the...

Mini-Co Moratorium
Just got this in my email. Never even thought about the storage facilities in those areas. I can't blame Mini-Co. I'd do the same thing. Probably a ton of people racing in to get insurance ahead of the storm.
HURRICANE FLORENCE MORATORIUM
For self-storage owner/operators...

I agree with the above. In the future, don't put your lock on the unit. But my personal opinion is you don't send them the keys. We call the tenant and then follow up with a letter saying they have 2 weeks to get the lock on the unit or we put a lock on and charge them a fee. Then we require the...

I agree with the above and would like to add stop looking for someone who "owns" the unit. Even if you get in contact with someone, they can't have the unit. You legally can not turn over the contents of a unit to someone unless they have a will that says a specific person can have that...

I agree that it's area specific. We have one location near a large university and mid town where there's a lot of older homes with no storage space, but sell for high prices. We get a lot of those people needing storage through the summer and long term storage for decorations and change of season...

Ha! Isn't that the truth? I wanted to be a math teacher. I went to college, but no public university near me and life happening, lead me to get a job with an architect who built his own facility. 19 years later I some how went from college, to office manager, to storage manager, to overseeing two...

The mirrors are genius! We cover everything on the first floor, but I have found 2 spots that we just didn't think about when hanging and I'd like to be able to at least see if anything hinky is going on when someone is in the facility. I'm going to look into this. Thank you!

I'm curious as to how leaving the units empty helps. If you rent them and are getting paid monthly then what advantage would it to be to have those units open if someone comes in unexpectedly? You are making money if they are rented and holding them open isn't making money. I thought being 100% is...

Pacnwstorage - I love Sitelink. They are a fantastic company. But I loath aggregators and in particular Sparefoot. I have heard so many horror stories about them. I am very nervous about this buyout and am already doing research about other software companies so we can be prepared if the worst actually...

I'm very curious about that also. I started talking with the owners about this the second I saw the email announcing it. Our book keeping will be looking at our company contract with SiteLink to see if there's any language that protects (or doesn't) information SiteLink stores for us....

Saying that you will continue to operate independently is not the same as saying Sparefoot will not be using the data stored by Sitelink. Can you unequivocally ensure that Sparefoot will not use the data stored by Sitelink in general and specifically to the advantage of those storage facilities that...

Do you have access to PACER? If you are not on their website, then you should be. You can find everything you need to know with the tenant's name and the last 4 of their social. As soon as anyone is put into auction you should check PACER to verify they are not in bankruptcy and to avoid any legal...

There does seem to be some marketing psychology behind it, but I sure hope it doesn't become a thing. I don't like being dishonest with my customers and that feels dishonest.

Definitely what MusicCity Gal said about auctions. I'm present at every single one my other facility does. I watch accounts and look through notes on an almost daily basis. We talk about who's coming up for auction and what's going on with any account that's over. We do everything we can to not...
